Lancing splits cleanly into two. North Lancing is the older settlement, up the hill around the 12th-century, Grade I-listed church of St James the Less, a parish with Saxon origins; the coastal grid below it sits on land that was still market gardens into the 1940s and was mostly built up between 1945 and 1970. Between the two, Lancing College’s chapel — begun in 1868, its upper section consecrated in 1911, vaulting rising 90 feet, and the largest rose window in England at 32 feet across — is the one landmark visible from most of the valley, whichever half of town you’re standing in. Out toward the shingle, Widewater Lagoon, a rare brackish stretch of water behind the beach once home to the now probably-extinct Ivell’s sea anemone, marks the western edge of the seafront, and the Art Deco terminal of Brighton City Airport — still widely known as Shoreham Airport, though it sits inside Lancing parish itself — anchors the town’s northern, A27 side.

Up the hill, North Lancing keeps its own pace — narrow lanes fold around St James the Less, the parish’s 12th-century church, and the cottages nearby predate the motor car by a long way.
